Environmental Commitment
As part of our national commitment to provide sustainable developments, we at Rok Development prepared a comprehensive environment strategy for each individual project. St James Office Park will be developed in line with this strategy and includes a commitment to energy efficiency and conservation, water conservation, the use of building materials from sustainable sources, recyclable building components, use of locally sourced materials and labour, waste recycling facilities, a green travel plan, and our best endeavours to limit impact on local flora and fauna habitats.
We will attain higher energy efficiency than currently required by the Building Regulations.
- Timber will be from renewable managed and certified sources only.
- Air leakage rates lower than required by the Building Regulations shall be achieved.
- Bin compounds which are sufficiently large to enable segregation for recycling collections will formed.
- Mechanical plant location will be selected to minimise noise pollution.
- The design of both internal and external lighting schemes shall be designed to minimise light pollution to the site and surrounding areas.
- The use of UPVC within the project, shall be limited to an absolute minimum.
- Water based rather than oil based paints shall be used wherever viable.
- Materials incorporated into the scheme shall be selected to minimise maintenance and maximise durability.
- Planting schemes shall be specified which requiring low or no supplemental irrigation. Plants shall be selected from local nurseries which are indigenous to the area..
- The use of renewable materials shall be specified where ever feasible, and may include natural wool carpets, steelwork from re-cyled sources, etc..
- Insulation materials may be selected where feasible from either natural products (eg wool, paper, straw) or from re-usable materials (mineral wool fibre). All such insulation material shall avoid products with a Global Warning Potential 5 or more (as defined by BREEAM).
- The office buildings are designed to be flexible, and can be easily and economically adapted to meet varying special requirements, thus enabling future remodelling of the units if required, rather than demolition and replacement which is not sustainable.
- Rok Development Ltd stipulate that as a minimum standards for construction sites, the following is adopted by all the main contractors on site:-
- Considerate contractor scheme registration
- Segregation of waste on site..
- Rok Development Ltd encourages locally sourced materials, consultants, sub-contractors, etc to ensure minimum impact of the construction process.
- Building occupiers will be offered energy providers whom produce electricity from renewable sources.
- The design of each building has maximised the use of natural light within the open plan office areas, but this has been carefully considered so as not to result in excessive heating or cooling loads.
